About the Role

The Property Inspector and Maintenance Supervisor position at Spectrum Real Estate Solutions & Property Management is essential for ensuring that properties are maintained to the highest standards. This role is critical in delivering quality service to both local and international investors who rely on the firm’s expertise in real estate management. In the initial months, you will focus on familiarizing yourself with the properties under management, assessing maintenance needs, and developing relationships with contractors and vendors. The role offers a unique opportunity to blend inspection skills with supervisory responsibilities, making it pivotal for the success of the company’s property management operations.

Key Responsibilities

• Conduct thorough inspections of residential and commercial properties to assess their condition and identify maintenance requirements.
• Develop and maintain a detailed record of property inspections, including photographs and reports for future reference and action.
• Collaborate with property management teams to prioritize maintenance tasks and address urgent repair requests effectively.
• Supervise and coordinate the work of maintenance staff and external contractors, ensuring all tasks are completed to the company’s quality standards.
• Implement preventive maintenance schedules to help prolong the lifespan of property assets and reduce unexpected repair costs.
• Communicate with property owners and tenants regarding maintenance issues, providing updates and managing expectations throughout the repair process.

Requirements & Qualifications

• A minimum of 3 years of experience in property inspection or maintenance supervision, preferably within the real estate industry.
• Strong understanding of building maintenance fundamentals, including plumbing, electrical, and structural systems.
• Excellent communication skills, both verbal and written, to interact effectively with clients, contractors, and team members.
• Proficient in using technology and software for property management, including spreadsheets and maintenance management systems.
• Ability to work independently and manage multiple tasks efficiently while maintaining attention to detail.
